What is an EICR?

An electrical installation condition report (EICR) is the document generated after an accredited engineer has performed checks on each of the electrical installations within a property. These checks will include items such as wiring, plugs, sockets and fuse boxes. This is to ensure that they are safe to use and working properly.

If there are any issues to attend to, you will be informed of this within the EICR. The electrical inspection will highlight any potential safety risks, poor electrical work and the condition of electrical circuits and equipment. Each factor will be graded depending on any work that needs doing. The grading is as follows,

C1 – Immediate attention required, danger

C2 – Potential danger, attend to urgently

C3 – No danger but improvements recommended

If your report comes back and your property is considered unsafe then you must have remedial work performed by a qualified engineer within a date set by the inspector. This is in your best interest to ensure that there are no existing dangers within your home.

 

Are electrical safety certificates a legal requirement for homeowners?

There are no legal obligations to perform electrical safety checks, but it may be in your best interest as you are still at risk of faulty electricals. The law states that all landlords must acquire an EICR every 5 years to ensure the safety of tenants, it may be good practice to follow these guidelines as a homeowner, therefore you can be confident that your electrical appliances are safe and secure.
